Some of the issues that need to be dealt with when buying property abroad are:
The Escritura (document of ownership) needs to be signed in front of a Spanish Notary Public by you or someone with a power of attorney granted by you.
- The Notary Public is paid a fee between €280-560 for the Escritura.
- The land registry also charge for the Escritura, this is typically €300.
- The IVA (VAT) is set at 7% and you pay is on your deposit and on completion.
- The AJD(stamp duty) is 1%.
With the aid of Power of Attorney your Solicitor can do all this for you. Your Solicitor can complete on your property and make sure all legal taxes etc are dealt with on your behalf. Often without the need for you to be in attendance.
